THE LAYOUT
The house has a total floor area of 432 sq.m. (4650 sq.ft.).
The ground floor and the 2nd floor are both 110 sq.m. (1184 sq.ft.).
The roof deck including the stair house has an area of 110 sq.m. (1184 sq.ft.).
The ground floor porch is 65 sq.m. (700 sq.ft.) and the second floor balcony is 37 sq.m. (398 sq.ft.).
The ground floor consists of a big living/kitchen/dining area, 1 small bedroom, 1 toilet and a large porch as a natural extension of the living area.
The second floor consists of a family hall with office area, 2 large bedrooms, the master bedroom, 2 bathrooms, one in the family hall and one in the master bedroom, as well as the porch accessible from the master bedroom and the family hall.
The roof deck is one large partly covered platform and a stair house with an indoor staircase providing the access.
THE GARAGE
The garage/service building is a one storey concrete building with factory painted corrugated steel roof. It has a total floor area of 77 sq.m, consisting of 56 sq.m. double garage and storage area, 9 sq.m. staff quarter, 2 sq.m. staff bathroom and 10 sq.m. laundry/dirty kitchen area.
The garage has 2 large stainless steel roll up doors, and the windows are steel frames with grills.
The building has build in lights in the ceilings as well as in the overhang.
The roof structure is all steel and only durable materials have been used for the entire construction.
THE LAND
The property consists of two lots separated by the public road.
The main lot where the house and the garage/service building is located,
has an area of 14.297 sq.m. (3,53 acres).
The secondary lot across the road has an area of 8.298 sq.m. (2,05 acres).
The property has a total land area of 22.595 sq.m. (5,58 acres).
Both lots are titled in the name of the owner.
The main lot is almost flat, slightly sloping. It has a stretch of 195 metres along the road, and a total circumference of 526 metres.
The secondary lot is slightly sloping along the road. The steepness of the slope increases up the hillside, but not more than all areas can be reached by walking. It has a stretch of 80 metres along the road, directly across from the main lot, and a total circumference of 425 metres.
The main lot is completely fenced with a 6 ft. high barbed wire fence. The 9 layers of barbed wire are carried on 6x6 inch steel enforced concrete posts, with a spacing of 2,5 metres.
Along the road is a low retaining wall of natural rocks and cement.

CONCRETE
All footings, columns and beams are made of poured concrete with a minimum hardness of
3.000 psi.
As the building has 3 storeys, the footings are under ground connected with large tie beams, enforcing the strength of the entire structure (see blueprint for precise description of column and beam sizes, steel enforcement etc.).
Exterior walls are made from 6 inch concrete hollow blocks and partitions are made from 4 inch concrete hollow blocks. All specially manufactured for the building and with a minimum hardness of 700 psi. All hollow block walls and partitions are steel enforced.
ROOF
The roof is made from C-PAC cement tiles installed with under sheet of corrugated steel plates.
The colour is “Fortune Red”.
The roof framing are entirely constructed from steel which is primed and painted to prevent corrosion.
Profiled, factory painted steel gutters are installed with, in all, 28 pieces 2 inch downspouts hidden inside columns. The gutter drains has copper strainers.
The colour of the gutter is “Spanish Red”.
MAINTENANCE
The roof should be painted approximately every 5 years.
The gutters should be painted every 5-10 years.
Except painting, the roof and gutters are maintenance free.
The gutters should be cleaned once a month.
ELECTRICAL
The property has a private 25 kva transformer to supply electricity.
The electrical works are made with PVC piping and THW stranded wire.
Main breaker and circuit breakers are made from GE and all switches and outlets are CLIPSAL.
Indoor, the house has 31 build in ceiling lights. 12 in the living/kitchen area (controlled by 2 switches), 4 in each of 2 bedrooms, 5 in the master bedroom (controlled by 2 switches), 3 in the family hall and 3 in the stairwell (controlled by 2 switches). Outdoor the house has 24 built in ceiling lights. 7 in the ceiling of the ground floor porch, 5 in the ceiling of the 2nd floor balcony and 12 in the overhang and ceiling of the roof deck (controlled by 2 switches).
There are 6 lambs on the columns of the porch and 6 lambs on the columns of the balcony.
Besides, there are 6 spots mounted under the roof overhang (controlled by 2 switches). 1 on each side of the house.
Indoor, there are 25 double and 3 single convenient outlets.
Outdoor, there are 9 double convenient outlets.
Preparations with separate circuit breaker have been made for future installation of garden lights.
PLUMBING
The water piping is made from ORION composite pipes. The pipes are flexible and installed with only few fittings, and for that reason reduced chance of leakage.
The fittings are all brass and the pipes have a 50 year factory warranty.
The water closets and lavatories are of the brand HCG.
The faucets are branded GOSO.
The kitchen sink is stainless, branded HAFALE.
The sanitary pipes are NATIONAL Series 900.
On roof deck is a tiled sink with cold water faucet.
Kitchen sink, lavatories and showers all have hot and cold water faucets.
The 2.500W centralized water heater is installed on the roof deck. It has a capacity of 100 litres and is branded ARISTON. It has original instruction manual.

CARPENTRY
All the wood used in the house are from the MOLAVE tree which is classified as 1st class hard wood and one of the finest wood sorts in the Philippines.
The door jambs and the doors are made from molave.
The kitchen cabinet doors are made from molave.
The floors that are wood tiled are made from molave.
The staircase has a custom made steel railing. The steps, the stringers, the landings and the hand rail are all made from molave.
The ceiling joists in the entire house are made from molave.
The ceiling boards are compressed cement fibre branded HARDIFLEX.
The cabinets are made from marine ply boards.
The mouldings and floor panels are made from profiled kiln dried wood.
The cabinet doors has concealed hinges branded AMERILOCK and GIANO.
The doors has 4 heavy duty hinges each (the main door 5), branded HAFALE.
The door knobs and locks are branded KWIKSET. There is master key as well as separate keys for each door.
TILE WORKS
The living/kitchen area and the maids quarter has granite floor made from 60x60 cm. polished granite tiles.
The kitchen counters are made from polished granite slabs.
The tiles over the kitchen counters are 14x14 cm. ceramic tiles.
The floor of the porch and the balcony is made from 30x30 cm. semi polished granite tiles.
The floor on the roof deck is made from 40x40 cm. ceramic tiles.
The floors on the toilet and bathrooms are made from 30x30 cm. diagonally installed ceramic tiles.
The walls on the toilet and bathrooms have 20x25 cm. ceramic tiles installed to the height of 2 metres.
GLASS WORKS
All the windows in the house, and the doors on the porch and balcony, are made with brown aluminium frames and bronze colour glass.
The moving frames are sliding. The doors and the big window frames slides on steel rollers and the small frames on acrylic rollers.
The glass in the doors and the big window frames are ¼ inch thick and the smaller windows has glass 3/16 inch thick.
PAINTING WORKS
The paint used for the house is all of best quality, branded BOYSEN, DUTCH BOY AND WELCOAT.
The inside walls have semi gloss plain finish.
The inside ceilings as well as the ceilings on the porch and balcony have flat, plain finish.
The door jambs, mouldings and panel boards are painted in full gloss finish.
The doors, the cabinet doors and drawers are stained and coated with poly urethane semi gloss varnish.
The staircase and the wooden floors are coated with poly urethane full gloss varnish.
The outdoor walls have semi gloss textured finish.
The overhang ceilings have semi gloss plain finish.
WATER
The private water system for the property is fed by a submersible GRUNDFOSS pump powered by 1.5 hp FRANKLIN motor.
The pump is installed in a custom made pump sleeve, submerged in a concrete intake tank located in MASLOG, approximately 600 meters east of the property. The water source feeding the intake tank comes straight out the mountain. Except simple filtering, the water needs no treatment to be classified as high quality drinking water.
The pump feeds a 2.100 litre stainless steel reservoir tank. The tank is located on the lot, also part of the entire property, across the road of the main property. The tank is elevated approximately 20 meters above ground level of the house.
The reservoir tank is fed through a 1.5 inch pipe. The pipe is combined of GI pipe, heavy duty PVC pipe and heavy duty flexible PVC pipe. The pipe is dug in 2 feet, and along the pipe runs the electrical wire powering the pump.
The reservoir tank feed the house and the garage building, as well as 3 garden faucets. From the tank runs a 1.5 inch heavy duty PVC pipe to a distributor box on the main property. The distributor box is located 45 m. from the house and 75 m. from the garage. The distributor box contains sediment filter, main valve as well as secondary valves for house and garage.
The water supply for the house is fed by a 1 inch heavy duty PVC pipe. The garage is fed by a ¾ inch heavy duty PVC pipe.
The cold water from the kitchen sink faucet is filtered by an active coal water filter.
The operation of the pump can be set to manual or automatic. Sensors in the reservoir tank register if the tank is full or empty. If operated automatically the pump will automatic start when the sensor indicating “empty tank” is activated, and automatic stop when the sensor indicating “full tank”
is activated.
The controller unit of the water system is located in the living/kitchen area of the house, and the system can be operated from there.
Except the cost of electricity to run the pump, the water is free.
MAINTENANCE
The pump is maintenance free, except from it requires a minimum of 1 start a year and a maximum of 100 starts a day.
If the pump is not running, the most likely reason is that the pump protection breaker (small red button under the device) located in the pump house at the source has tripped, and needs to be reset. Low voltage can occasionally occur, and that can make the pump protection breaker trip.
The intake box where the pump is installed is owned by the Mambajao Water District. The box with the pump is fed from a larger intake box owned by the water works of the local barangay of Pandan.
Both boxes have to be inspected and cleaned every 6 months. The larger tank gets many roots inside from the surrounding trees. This may slow down the flow of water or even seriously damage the pump, if the roots grow all the way in the box where the pump is installed.
The Pandan barangay should automatically clean the larger tank every 6 months, as well as the Mambajao Water District should automatically clean and maintain the tank where the pump is located. The Mambajao Water District will inform the owner of the property and the pump when they will open the tank, so the work can be monitored and the pump inspected at the same time.
If thought needed, any of the two tanks can be opened by the owner of the property and the pump, if arrangement is made with the Mambajao Water District and/or the water works of Pandan barangay, whose representatives should be present when their tank(s) is opened.
The stainless steel reservoir tank should be cleaned and disinfected once a year. This can be done by using 1 cup of bleach mixed with approximately 500 l. of water. Wash the tank inside with the solution and rinse well.
Wait 2 days for the system to be flushed through before using water from the reservoir for cooking and drinking.
The sediment filter in the intake box should be cleaned every 3 months.
The filter for drinking water in the kitchen should be replaced every 6 months.
SEPTIC TANK, SEWER, DRAINAGE AND CANALS
The 3 toilet bowls in the house drain into a two chambered, 18 cubic metres concrete septic tank, located on the South-Eastern side of the house.
Nothing but the toilet bowls drain into the septic tank.
The eventual overflow from the septic tank is canalized through a buried 4 inch pvc pipe into the sewer system.
The sewer system consists of 15 pieces ½ cubic metre concrete intake/drain boxes. 6 boxes around the house, 9 along the sewer culvert where of 2 by the garage. All the boxes have removable concrete lids and are accessible for clean up and/or inspection.
Water from the kitchen sink, the lavatories and the bathroom floor drains as well as rainwater from the gutters and floor drains of the roof deck and balcony all drains into the boxes around the house.
The boxes are all connected and drain into the main culvert.
The 50 cm. concrete main culvert runs from the house, along the driveway, via the garage to the drainage canal on the public road.
5 intake boxes along the lower part of the driveway collect rainwater from part of the property and canalize it to the drainage canal on the public road.
The toilet bowl in the garage building drain into a two chambered, 6 cubic metres concrete septic tank, located on the North-Western side of the building.
Nothing but the toilet bowl drains into the septic tank.
The eventual overflow from the septic tank is canalized through a buried 4 inch pvc pipe into the sewer system.
Water from the laundry area sink, the washing machine and the laundry area and bathroom floor drains as well as rainwater from the gutters all drain into the 2 intake boxes near the building, and from there in to the main culvert.
Behind the house and along the upper part of the driveway is 110 metre long, 30 cm. wide and 30 cm. deep cement/stone canal, collecting rainwater which is partly canalized in to the main culvert and partly canalized off the land at the western part of the property.
The canal ensures that the area around the house and the driveway never become flooded.
